We would recomend refinishing your old floors whenever possible.  When this is not possible there are many options still.  Laminates or engineered harwood can be laid over subfloors or existing hardwood that may have been damaged.  If your starting from scratch a prefinished hardwood would be your best option.  Many come with a 15-25 year gaurentee on the finish depending on the brand.
